Double NAT shouldn't be a problem as long you don't need any incoming traffic, it's just 1 more hop (about 2 ms..)
Eidelstein@ , managed switch won't help in this case unless the management of the building assigned a different tagged subnet to each customer, otherwise you won't even get an IP address, if you're talking about a layer 3 switch it's technically the Same as a router but more expensive cuz it's it's meant for different purposes
