Based on the other reviews - At least this place is consistent, consistently horrible! We stayed a month. The pros are the view of the ocean. PERIOD. If you're on the street side - I have no idea. The cons are a long list beginning with the never ending construction. The fact that the owners are not transparent. I spoke to no less than 10 other families and no one had been alerted to the ongoing construction. When I called the owner he said its only from 9 - 4, it's won't be disruptive. Seriously! It is very disruptive. According to a young man who lives here the hallways have been under construction for years. I could go on and on about the various DISRUPTIVE projects but that gets boring. The fines - $100 a wack. If you open the slider doors, if you open the windows, if you don't have on a shirt, if you aren't wearing shoes...... security literally stands on the boardwalk or out on the beach taking pictures of each unit that has opened their windows/sliders to the balcony. Why would you stay at the beach and not open the doors/window? This too was not mentioned by the owner. The unit we were in was a mess. Dirty, mixed bag of linens. I went to TJ Maxx and bought towels and facecloths as there weren't enough for 4 people. We were missing a closet door, several stones in the showers were missing in several places so I bought a shower mat to protect our feet from the sharp edges. The balcony furniture was ripped and in poor condition....... again the list goes on and on. It's very obvious the owners at this building are purely in it to make money. They don't care about your comfort or wellbeing. We've both been sick for the last 2 weeks and wonder if it's the (malfunctioning) AC. If you read the other reviews you'll see several consistencies. I just wish I'd read more before paying $$$ for our month long stay.

Recently, we booked an apartment in Miami thru Booking.com. Considering that we live in New York, we relied on the pictures posted on Booking’s website, and the perception of their quality control of properties listed on their website. We flew to Miami and went to the Apartment where we were supposed to stay for one week. Getting out of elevator, we saw a notice that the building will not have water the whole day on the following day. The corridor was under renovation and being freshly painted. The whole floor was suffocating with the smell of fresh paint. As we entered the apartment, we realized that the air conditioner is not working properly and there are notices that the air conditioner must be running all the time. There were a few stand-alone large fans located in different rooms. As I checked the kitchen, I noticed black molds in the top corner and when I paid attention I also noticed black molds around air conditioner’s ducts covered by a sloppy paint job. This residence was not livable at the current condition, and the owner’s disregard for the health of renters was quite astonishing. I took videos and pictures from all areas and sent them to Booking.com. Considering that one of my children has asthma, we left the apartment immediately and booked another place thru Booking. As I contacted Booking, provided all the pictures and videos, and complained they did not show any sense of responsibility for the mess they put us in. Booking did not refund us for the any of reservations, made profit twice thru two bookings we made, and did not at least apologize for their lack of reliability, and negligence. We decided that we never use Booking.com. I will recommend you not to trust what you see on the Booking’s website, and do not allow them to defraud you.

Was given a $100 fine for walking down hallway with towel on my top half carrying my 1 year old grandson from pool. I am 55 years old and not into showing off my body. I was covered quite well. When I went to office to inquire about turning it into a warning, they said no. They had stacks of these $100 fines for various reasons. I think that is how they make most of their money now. Building, except lobby is in horrible shape. Stains all over. No ceiling tiles in hallway. Graffiti in hallways.?

I decided to write a review after staying at the pavilion for 5 weeks. This was booked through ocean front blue reality. I did research on this condo and found 1 bad review. I did research on the reality company and found no bad reviews. When I checked in I noticed the first bathroom had brown stains on the toilet, I noticed a black stain on the tile floor in the living room, I found the soap dish in the other bathroom had leftover soap in the dish, the bedroom carpet had stains, the one and only chair had dust that probably was never dusted for many months, the balcony door was hard to open. When I brought that up to the agent I was told, oh, we’re going to fix it when you check out, the bedding was floral sheets not white. The only 2white sheets had either small hole or some stains on them. I really believe the owner decided to not to come down this year so he decided to rent it out. That’s probably why I got a good price. This area is called millionaire row, maybe 30years ago. The unit had a nice view, nice living room furniture And it was bug free., Ask questions before you rent this or any other unit

We had booked Hotels.com. It’s not really a hotel but a private residence building where some appartments are being rented out as hotel appartments. 24 hours before we were to arrive I received a call from Yadel, apparently in charge of retning out the appartments. He told me that the unit we had booked and paid for had a water damage and was in habitable. He offered to either put us up in another unit or to try a building next to the one we had booked in. At this time I did not have time to try and find other accomodations for us so I agreed with him to be moved to another unit. This, sadly, was facing the noisy road (“Bay view” as it is called) rather than the Beach view we had originally booked. He claimed it was as good as the other and was newly refurbished. As it turned out, this unit was anything but newly refurbished - at least not in this century - and surely smaller than the unit we should have had. It was in pretty bad condition (rusty towel-racks, windows kitted shut) and not least so dirty I have never experienced anything like it. The floors were so dirty that one trip around the living would leave feet and socks black with dirt. Towels and linnen seemed ok, if you disregard the black hairs in between them…Not once did Mr Yadel suggest refunding us proportionally to the lesser quality appartment we got in stead of the one we should have had. He didn’t even reply to a massage I sent him upon checking out.Apart from this, the “Paul Blart-style” Rent-a-Cop who was in charge of security was more eager to discourage our kids from playing with a tiny ball in the pool than with investigating if the pretty obvious weed-smelling smoke actually came from the 4th July party in a ground floor appartment next to the pool.The one good thing I’d say about this place is that the valet service was friendly and quick. I’d strongly advise against staying here. It’s expensive and not worth it!
