This place was great for a girls' hiking weekend to Brainard Lake Rec Area (about a 25 minute drive away). Although some shady guests in the other units, we felt safe (although we did not like having to shut the windows at times because of cigarette or marijuana smoke - ew). The inside was clean and the bathroom looks remodeled. The outside could use some upkeep/upgrades but the views are amazing and the location is great. Recommendations for when you go: bring fans to set on the windowsill to cool down the place and bring binoculars for birding on the porch. We would stay there again.

Bathroom was clean. Bed was comfortable and clean, but I noticed when I pulled the comforter down there were old blood stains on the inside of it! Yuk! Even washed, that comforter should never have been used! Back window was cracked and covered with some plastic material. Furniture was old and chipped. Welcome mat in front of front door was totally worn through to the wooden porch. The whole property is in need of a major face lift or tear it down and start over!

This place should be renamed Bate’s Hotel!!One of the worst motels I’ve ever been to - nothing worked.Unsafe and not worth it at any price!!No Wi-Fi, tv, coffeemaker - no accessible parking or path into room. Uneven heat - an issue at this altitude.Scary guests - yelling and who knows what was going on there.

Traveler beware: the photos of this property are probably 20 years old and the property currently appears to be minimally maintained and is in various stages of disrepair. Their prices have kept up with the times so it feels like a bait and switch when you arrive it’s nothing like the photos. Despite the non-smoking policy on the property, our room had lingering odors of being smoked in for decades. I will say that the things that matter most are indeed clean: bed/linens and bathroom; and communication for check-in was clear and prompt. Regardless, we actually left early and did not even stay the second night because it was such a derelict environment.

The Sundance is close to Nederland and has a nice view to the west. The bathroom had been re-done recently and was very good. Bedroom was pretty decent except the carpet was worn and you could see through the fairly large tears near the back door. The DirectTV never worked even after calling the management about it. Also, THERE IS NO MANAGEMENT ON SITE-YOU CALL AND TALK TO SOMEONE. The first room they tried to put us in had not been cleaned. We asked for more coffee packets and never received a reply. We ran out of toilet paper and shampoo the last day and just gave up attempting to get more.
