Absolutely the worst, most disappointing, and disgusting “hotel” experience I have ever had.Upon arrival, there were roaches outside and inside the building near the check-in area. The room was just as bad. The AC was barely functioning, and the room was so humid that the sheets were literally wet. The sheets and pillowcases were also visibly dirty and stained. Photos are provided as proof. We immediately went downstairs to request a refund and explained that we could not stay in these conditions. We were assured that we would receive a refund after submitting the request through Expedia. However, since then, the owner/manager has been nearly impossible to get ahold of and has declined our refund. We were not even on the property for an hour before we had to leave.Save yourself the time, money, and frustration — DO NOT EVER BOOK THIS PLACE. The property is clearly infested with roaches, the rooms are disgusting, and the customer service after the fact has been just as disappointing. I would not recommend this place to anyone.

The Magnolia Tree hotel has all the signs of once being a dump, but new owners are in the process of fixing it up. New dual paned windows, beautiful faux wood flooring, and refurbished shower. Negative thoughts, one of the further hotels from Disneyland,No toilet tissue holder, No towel rack, No bottled water, No empty cups for drinking water. Beds were adequate. Nice large screen TV. I made the mistake of reserving a first story room. The family above us sounded like they were playing rugby, running back and forth late at night and again early in the morning. Sounded like a herd of elephants. Bathroom sink is very small and cramped, not suitable to hold accoutrements for more than one person. Probably one of the more budget friendly hotels in the area.

This hotel is a no frills, budget-friendly, clean, free parking place to stay about 1.2 miles from Disneyland. I absolutely recommend, for anyone looking to make the now VERY expensive trip that Disneyland has become, in order to fit a budget. Now, sure, it might need a fresh coat of paint on the inside, the towels might be a bit on the thin side, and there is no carpet (which in my mind is great because you know what carpet holds? A lot more than just dirt)… but after staying 4 nights in March of 2026, I would absolutely tell anyone to stay here if you just want a comfy place to rest your head at night so you can play all day at the parks without the major price tag. P.s. there is a HOPPIN’ Italian ice and gelato place right across the street that is worth the line if you’re not too tired when you get back after a long Disney day.

What a disgusting hole. Look at the walkways as you look for your room. That is a preview of the filth you are about to immerse yourself in. I just spent three nights. We (my wife and I) were out of state with my daughter and her husband of 6months. I didn't want to move them and knew we would would only be there to sleep and shower. I am lucky I brought earplugs as the A/C unit absolutely SCREAMED at us every minute we were in the room. It's a warm weather state problem. They don't have to worry about at heater for 80% of the time. Both times I spoke to the staff they acted like they were shocked. Hilarious. I DARE anyone from the hotel management to spend a night in room 218 without a very good set of ear plugs. There were splotches on the floor under the bed where someone had spilled something. The shelf in the bathroom tilts so that stuff falls off. One of the better showers I have to say as someone has removed the device hotels like this one have been using to stop hot water overuse. The alarm clock started vibrating and we couldn't figure out how to stop it so THAT got unplugged. We tried unplugging the A/C but there is light (and therefore cold air - and noise) pouring in through the door jambs and the A/C unit itself! Now let's talk about the hangout - Sams? Constant motorcycle races down Harbor Blvd. because of the cruise-in joint across the street on the corner. Like SCREAMING motorcycles. Constantly. Trust me. Even if you have no money. This is the WORST place you could find yourself in the City of Anaheim. DONT DO IT. I wish I had been warned myself!

If you are looking for a place to TRY and sleep, that’s all this is. If your put on the bottom floor good luck. All you hear is thunder from people above you and a front desk that care more about you unconvincing them when your neighbors at 12am are stomping, moving furniture and jumping off the ceiling to the floor. Stayed a week and wanted to leave after the first night. No hair dryer. TV was slower than watching my newborn dress herself. Any concerns are just brushed off. “New” sheets have stains on them; BUT it’s a room that you can try and sleep in and there weren’t any bed bugs, so that’s a plus. Good luck. You’ll need it.
