First, we’d like to recognize a couple of employees that we had interaction with. PJ escorted us to our site and was great assisting us to get parked and set up. We witnessed him helping a lot of other people during our stay and he was very helpful and knowledgeable in assisting exactly when help was needed. We also met Tito and spoke with him and our family really enjoyed meeting him!Other than that, our experience here was mediocre at best. As mentioned previously, the sites are tight and on grass. The beach/bay is nice to be able to walk in the shallow, calm water but it would be better if it were raked or cleaned up a bit. The bugs are also a real factor. At sunset (which was beautiful) we nearly ran off the beach because we were getting bit so much. Obviously issues with nature shouldn’t be factored in, but it is something I like to share just for expectation. The pool is ok. The furniture is nice and there is plenty, but some of the cabanas were missing their covers. The KOA site mentions two pools, but the other one is with the abandoned hotel at the front of the property and is inoperable. There are no organized activities during the week. There are no other activities really aside from the jump pillow and playground. There isn’t a place to play basketball, pickleball, or Gaga ball. I just feel like the Resort title here falls short for a number of reasons. You have to pay a “resort fee” for that title and I’m honestly not sure what for. I’ve stayed at “Journey” level KOA campgrounds that I felt had as many (or more) non-guided activities. I’m assuming the resort title is because of the beach, but the rest of the amenities need to live up to that title too. There is also no trash pickup which I recognize is a first world problem, but I feel like it would be a nice amenity to offer at the resort tier. I seen another review where it mentioned the birds get into the trash so they don’t do pickup, but wildlife is a factor at nearly every campground, so I don’t feel like that’s a valid excuse. We did not use the bathhouses during our stay, but we did use the laundry room. It was filthy. Dirt and cobwebs everywhere. This was not an issue of people making a mess on the day I was there. It had been that way for some time. The washers were nasty. If it wasn’t necessary that we wash, I would have walked out. There were leftover underwear and even dried blood on the folding table. There was also some sort of area down below the laundry room that looked like a maintenance area or water filtration area. There was a terrible, horrible smell coming from that area for multiple days. We could smell it when walking past the area on the beach as well. Also to mention, nearly all the sites sewer hookups were out of the ground at least 8 inches, and on top of that, ours had an 45 degree coupling on it pointing toward the ground. As you can imagine, that made draining and cleaning out our tanks very difficult. The gray water set in the sewer tubes because the angle was so steep going into the sewer drain. If this were a weekend getaway, I think it would probably be fine, but as for longer trips, there definitely needs to be some upgrades and more activities. This is especially important for guest with weekday stays.

Pattern of terrible management and ignored safety hazards. Our stay here was completely ruined by a total lack of management presence and zero policy enforcement. First, we had to deal with disruptive noise late into the night (3 a.m.). I called the campground to lodge a formal noise complaint, but absolutely nothing was done about it, and the issue went ignored.Because staff proved completely unreliable and unreachable the night before, I didn't even know who to turn to the next day when a dog defecated directly in the swimming area. This is a severe public health hazard, yet there was no visible staff around to enforce rules or handle the biohazard. Guest safety and comfort are clearly not priorities here. If you expect a responsive team, a quiet night's sleep, or sanitary swimming facilities, save your money and stay elsewhere. Management has proven they will not help you when a problem arises

Your staff are the best part of our stays, May they continue with there tremendous effort to make this business successful and may The owner continue to treat their employees with rewards for their contribution to keeping this business a sucess, I do not do technology well to add a photo. Exceptional location , accomadiating staff ,beautiful shore front sunrises and sunsets,good food with average prices and a return customer for 10 yrs.Would love to do a once in a lifetime seasonal deal in 2026 but my situation will not allow.Anyone interested in seasonal should inquire.

Check in was super easy... love the escort. Love the beach, the sunsets, the restaurant, and most of all the staff. They are always waving and smiling at the campers. The grounds are manicured.
