- 7C’s Ranch, a 471-acre private wildlife preserve in Crescent City, Florida, is listed for sale at $5.95 million and features over 500 animals including whitetail deer, yaks, scimitar oryx, and water buffalo.
Tucked into the oak-canopied backcountry of Crescent City, Florida, about 70 miles north of Orlando, 7C's Ranch is not your average rural retreat. Spanning a whopping 471 acres, this private wildlife preserve blends untamed adventure with creature comforts—and yes, that includes actual creatures. More than 500 of them, in fact, from native whitetail deer to yaks, scimitar oryx, and water buffalo.
Asking $5.95 million , the sprawling property is listed with Mazie Regan of The O'Dare Boga Dobson Group at One Sotheby's International Realty and Bob Buckmaster of Coldwell Banker. According to Mansion Global , the spread itself is owned by general contractor Melvin Carter, who began developing the ranch in the early 2000s. Carter originally envisioned the estate as a family retreat and gathering place. Now, with the ranch seeing less frequent use, he's decided it's time to pass it on.

Two lakes dot the property.
At the center of 7C's is a nearly 5,200-square-foot lodge that's rustic but with all the comforts of a well-appointed home. Built in 2010, it features a soaring three-story mezzanine lined with tough-wearing slate flooring and tongue-and-groove pine walls hung with mounted trophy bucks. A massive double-sided stone fireplace anchors the L-shaped great room, connecting a cozy sitting area to a sun-splashed games lounge. The huge kitchen checks every box for feeding large groups—two islands, two ovens—while a wet bar and a dining room complete with a handcrafted cypress table milled from trees felled on the ranch round out the common spaces.

Upstairs, five en-suite bedrooms comfortably sleep up to 15 guests. The crow's nest on the third floor offers panoramic views over the lakes and pastureland. There are two artesian-fed lakes stocked with bass, bream, and shellcrackers; 14 acres of food plots; 10 miles of winding trails; an archery range; a sporting clay course; and nine custom hunting stands. The entire property is wrapped in a high game fence installed to contain the exotic and native animals that roam the property.
"There's a lot of potential for commercial use," Carter told the listing site. "It could be a personal buyer who wants to keep it for his family or a commercial buyer who wants it as a corporate retreat."
