  • The Grand Penthouse atop The St. Regis Residences in Boston’s Seaport District is back on the market for $50 million, after being purchased for $23.5 million less than a year ago.

Less than a year after the Grand Penthouse atop The St. Regis Residences in Boston's bustling waterfront Seaport District sold to a local financier for $23.5 million as a shell, the buyer is already looking to offload the lofty spread for more than double what he paid. The place has just returned to the market, this time with a hefty $50 million asking price. George Sarkis and Manuel Sarkis of the Sarkis Team at Douglas Elliman Real Estate hold  the listing .

If the palatial pad sells for anywhere near its current price, it will set a record for the most expensive home ever sold in Massachusetts, easily topping the $42 million sale of a  waterfront Nantucket estate  to Barstool Sports founder Dave Portnoy in late 2023. The milestone was previously held by another Nantucket estate that traded hands in 2023 for around $38 million.

Billed in marketing materials as the "crown jewel" of the development, with more than 10,000 square feet spread across two levels accessible via an internal private elevator or a central showpiece staircase, the sky-high duplex holds court on the top two floors of the 22-story Elkus Manfredi-designed building and features a total of six bedrooms and 10 baths. Elegant marble-laced interiors are bathed in neutral hues of white, cream, and gray, while floor-to-ceiling walls of glass, two balconies, and a rooftop terrace offer jaw-dropping views of the Boston Harbor and city skyline.

The front door opens into an entry foyer sporting an Italian white marble radial inlay floor. From there, a commodious double-height great room hosts a glass-encased living room that flows to an adjacent dining area and a kitchen decked out with sleek Italian Stevali cabinetry, an eat-in island, and premium Wolf and Sub-Zero appliances.

A wing off the great room holds the spacious primary suite, which flaunts a separate lounge, a balcony, and dual walk-in closets and baths, while another wing beyond the kitchen has five en suite bedrooms, plus a playroom. An artistic floating staircase boasting marble treads and glass railings heads to the upper level, which features an office and a gym. Standing out most of all, though, is the lengthy zero-edge pool. Not only does it have a retractable glass roof and an acrylic bottom that peers into the kitchen and dining area below, but a fireplace and bar off to the side empty out at an expansive wraparound terrace.

The new owner will also have access to butler, concierge, doorman, and private dining services, as well as a 12,000-square-foot amenity level on the building's fourth floor that includes a pool, spa, steam room, sauna, exercise room, golf simulator, library, conference room, and wine vault. There's also an in-house restaurant, along with a grooming salon and indoor relief area for pets.
