This $65 Million Working Ranch Near Colorado’s Steamboat Springs Spans Almost 11,000 Acres
- Middle Creek Ranch, spanning 10,753 deeded acres outside of Steamboat Springs, is on the market for $65 million, making it the largest piece of land currently for sale near a major ski resort in Colorado.
Middle Creek Ranch isn't the kind of place that hits the market every year—or even every decade. Spanning 10,753 deeded acres outside of Steamboat Springs, it's now on the market for $65 million , making it the largest piece of land currently for sale anywhere near a major ski resort in the Centennial State.
"Very few ranches of this scale even exist in such close proximity to any world-class ski resort in Colorado or any other Western state," says Cody Lujan of Hall and Hall, who's representing the listing. "Within this small number of such properties, even fewer will ever come to market."

From a distance, it might look like a classic Western ranch—rolling meadows, forested ridgelines, a trout stream winding through the valley—but up close, it's clear this place has been carefully curated and cared for. Indeed, the same family has owned Middle Creek Ranch since 1991 and spent the ensuing decades restoring and preserving the land with a focus on rustic comfort and sustainability.

The ranch includes four homes, including a log-style main residence and a lodge.
"The family's long-term mission of restoration and preservation through sustainable land and agricultural practices has transformed these lands into the lush and ecologically sustainable ranch that it is today," adds Lujan. Additionally, "Middle Creek has exceptional on-site managers who run all operations and execute on the family's vision."
The exceptionally private mountain property is outfitted for everything from fly fishing and horseback riding to hay production and wildlife conservation, but what really sets Middle Creek apart is the rare balance it offers. "It's the ranch's unique combination of numerous valuable or hard-to-find aspects that define its value," Lujan explains. That includes roughly 1.5 miles of private frontage on both sides of Trout Creek, two stocked trout ponds, 130-plus acres of hay meadows, and more than 50 miles of private roads and trails. There's also a shooting range, a sporting clays setup, and a secluded swimming hole with a dock.

The property is fully equipped with a manager's house, barns, and infrastructure for haying, grazing, and livestock.
All told, the ranch features four warm, thoughtfully designed, and comfortably appointed homes that feel authentic and inviting rather than like an overdone Rocky Mountain cliche. The 6,159-square-foot log-built owner's residence has four en-suite bedrooms and sweeping down-valley views that take in the cliffs and upper slopes of the Steamboat ski area. There are also two guest cabins, each with two bedrooms and lofts, plus a 2,548-square-foot lodge outfitted with a chef's kitchen, gym, game room, and home office.
Operationally, Middle Creek Ranch is ready to go. The historic headquarters includes a manager's house, a cowboy house, barns, a shop, and all the infrastructure needed for haying, grazing, and running livestock. Though not included in the sale, the property currently supports summer grazing leases for 100 cow/calf pairs and 300 yearlings and has previously hosted herds of bison and horses. Crucially, the entire ranch is free of conservation easements and has no public access across deeded land, which adds a layer of privacy, security, and flexibility.
So who's it for? Lujan isn't making predictions, but he suspects the next chapter of Middle Creek Ranch will involve more of what it's already been. "The most likely buyer profile would be that of a family or group of families looking for a beautiful and exceptionally private ranch where they can make memories and build their own multi-generational legacy of ownership." All, hopefully, while respectfully continuing the preservation of the land.
