A Hollywood Hills Estate Richard Simmons Called Home For Decades Has Sold for $3.8 Million
Growing up in Ireland, John Rohan developed a love of historic architecture and antiques while exploring the Woodhouse Estate , a 16th-century Georgian country mansion on Waterford's Copper Coast. That early fascination stayed with him after he moved to the United States in 1983 and built a successful career as a real estate investor and developer.
Decades later, he was nearing completion of a sleek, modern mega-mansion when his friend Paul Czako, a veteran real estate broker, urged him to tour the late Richard Simmons's longtime Hollywood Hills refuge above the Sunset Strip. The Colonial-style residence on Belfast Drive was on the market, and Rohan was immediately drawn to its large, double-gated motor court and expansive flat lot. He later discovered an unexpected connection: The Montgomery family matriarch who named the streets in that particular neighborhood pocket had also grown up in Ireland.

First listed in June 2025 for nearly $7 million , the property underwent several price reductions before Rohan purchased it for $3.8 million. Czako represented him in the transaction, with Rachelle Rosten and Kelly deLaat of the Rachelle Rosten & Kelly deLaat Team at Douglas Elliman holding the listing. Going forward, Rohan plans to spend $3 million restoring the home to its original grandeur, intending to move in and use the space for entertaining.
Dating to the 1930s and extensively customized while Simmons lived there, the house sits behind privacy walls on just over a half-acre. A grand, column-supported portico leads into the multi-level home, which offers four bedrooms and five bathrooms across roughly 4,100 square feet. The main floor centers on a formal living room that has a double-sided fireplace shared with the music room. Nearby are a formal dining area and an updated kitchen and a breakfast nook.

A lofty attic gym houses Simmons's signature Keiser exercise equipment. The floor plan also includes a secondary guest suite, a study, and a versatile lower-level bonus room with its own entrance.
Outside, the lush grounds surround a large veranda overlooking a circular swimming pool and a neighboring pool house. A detached two-car garage completes the estate.
