Zaha Hadid’s Sculptural Miami Tower Unveils a $40 Million Sky-High Condo

  • The Delmore, a new 12-story tower designed by Zaha Hadid Architects, is the most expensive new-build condo on the market in Miami-Dade, with Residence 702 asking $40.15 million.

Miami’s Billionaire’s Triangle—that’s Surfside, Indian Creek, and Bal Harbour—is about to get a bold new addition with  the Delmore , a sculptural 12-story tower designed by Zaha Hadid Architects that brings high design (and high prices) to this exclusive stretch of coastline. The curvaceous condo’s latest abode to come available, Residence 702, asking a cool  $40.15 million  via Douglas Elliman, is now the most expensive new-build condo on the market in Miami-Dade.

More a private retreat than a typical condo complex, the two-acre oceanfront property’s 37 residences are true “mansions in the sky, averaging over 7,000 square feet, with penthouses starting at 10,000 square feet. Residence 702 occupies half a floor with 8,724 square feet, five bedrooms, and five-and-a-half baths. Floor-to-ceiling glass wraps the sun-flooded aerie, offering panoramic views of the Atlantic Ocean, downtown Miami skyline, and the Intracoastal Waterway. Most impressively, perhaps, it commands more than 200 linear feet of direct ocean frontage.

The building marks Zaha Hadid Architects’ second residential project in the Miami area—and one of the firm’s few in the U.S. that is true to Hadid’s architectural language and legacy. The façade is curvy, sculptural, and constructed of sand-colored glass-fiber-reinforced concrete designed to mimic the nearby dunes. (The architects literally collected sand from the beach to color match it). Wraparound terraces are staggered for privacy and shade, and a dramatic canyon cuts through the center of the building, where a 75-foot-long translucent acrylic pool bridges the gap between the rooftop terraces of the building’s north and south wings—Miami’s first of its kind.

It’s also the first U.S. residential development from Dubai-based DAMAC, and they didn’t skimp. The developer, known for over-the-top projects in collaboration with brands like Versace, Fendi, and Mandarin Oriental brings its signature flair to The Delmore. Interiors by Hirsch Bedner Associates pair seamlessly with sleek Italian kitchens, closets, and baths by Molteni&C. The building packs in more than 55,000 square feet of amenities, including indoor and outdoor pools, Pilates and yoga studios, a wellness spa, a 20,000-square-foot meditation garden, and a private restaurant serving Michelin-starred fare.

But beyond the design flex and five-star perks, The Delmore is also raising the bar for residential security. Think of it as a vertical take on the so-called billionaire bunker . The building will feature multi-barrier access points and fully touchless entry systems, all overseen by a security firm that also works with the U.S. Department of Defense.
