Coachella, SXSW, and Other Festivals Are Driving Real Estate Booms Across the Country: Study

  • Iconic festivals like Coachella, SXSW, Lollapalooza, and Sundance are driving significant momentum in real estate markets across the US.

Each year, hundreds of thousands of festivalgoers descend upon cities like Indio, Austin, Chicago, and Park City, drawn by the cultural pull of Coachella, SXSW, Lollapalooza, and Sundance. But while the crowds come for the music, film, and tech innovations, home buyers—and investors—are tuning in for something else.

According to new  Realtor.com ®  data , America's most iconic festivals are fueling some serious momentum in real estate markets. Nowhere is that clearer than in Indio, California, home of Coachella and Stagecoach. In less than a decade, median list prices have nearly doubled—from $333,666 in 2016 to over $608,000 in March 2025. "Homeowners see this as a lucrative opportunity to maximize their rental income, with rates often tripling compared to the offseason," Cathy Muldoon, founder of Muldoon Luxury Group, explained to the listing site.

But the desert market isn't just about rental returns—it's also becoming a magnet for luxury buyers. "The demand for properties has steadily increased as more people wish to invest and live near the festival site," Muldoon told  Realtor.com . And those who prefer to shack up in closer proximity to the Empire Polo Grounds, where Coachella and Stagecoach go down, might look toward the Madison Club, the Coachella Valley's most exclusive golf resort enclave. Just a mile as the crow flies from the VIP entrance for Coachella, and also where festival regular Justin Beiber, Adele, and several members of the Jenner/Kardashian clan own homes, the gated community includes at least two showstoppers for sale with plenty of room for all your festival-attending friends.

Spanning approximately 13,500 square feet under roof and listed for $20 million,  52435 Ross Avenue  sports two lavish primary suites with dual baths and closets, six additional guest suites, and not one but two full kitchens. The home also features an 80-foot zero-edge pool, a private pickleball court, a huge outdoor movie screen, a sleek see-through fireplace, and room to park 20 cars on-site. And, a few doors down, 81171 Columbus Way , priced at almost $17 million, spans 10,000 square feet with seven bedrooms, a golf simulator, a sauna, and sweeping mountain views.

A mega-compound in The Madison Club in La Quinta is asking $19.95 million.

Park City, Utah, long the epicenter of the Sundance Film Festival, tells a similar story. Median list prices there have soared to $2.5 million, up from $1.32 million in 2016. As short-term rentals multiplied to accommodate film lovers and snow seekers alike, so did local concerns about traffic, noise, and rising home values. And yet, the promise of festival income from deep-pocketed short-term renters remains a powerful draw for investors.

Bigger metros benefit, too. Austin's SXSW and Chicago's Lollapalooza draw hundreds of thousands of visitors each year. Median prices in Austin now top $625,000, while Chicago, though more modest, has also seen healthy gains. Of course, festivals aren't the only reason home prices are rising, but they're a striking reminder of how a wildly successful music, film, or tech-focused festival can shift the property values of an entire neighborhood or city in a lasting way.
