  • The Residences at The St. Regis Papagayo Resort in Costa Rica have unveiled the Astor Mansion, a $30 million hilltop estate with six bedrooms, eight bathrooms, three pools, a wine cellar, a gym, and a rooftop terrace, making it the most expensive residential listing in the country’s history.

If Costa Rica needed a mic drop moment in luxury real estate, this is it. The Residences at The St. Regis Papagayo Resort have just unveiled the Astor Mansion, a $30 million hilltop estate poised to become the most expensive residential listing in the Central American country's history. And yes, it's every bit as over-the-top as the price tag suggests.

Named for John Jacob Astor IV, who founded the original St. Regis Hotel in 1904, the Astor Mansion carries forward the company's legacy of sublime comfort. Tucked into the lush hills of the Papagayo Peninsula, the four-story, 21,161-square-foot retreat delivers more than square footage. Six bedrooms, eight bathrooms, three pools, a wine cellar, a gym, and a rooftop terrace make up the bones of the home, which is being offered fully furnished. There's even a guest casita, because let's face it, everyone you know is going to want to visit.

Wraparound windows in the living room frame unobstructed views over the Gulf of Papagayo.

Michael Kalb, vice president of sales and marketing for the Residences at the St. Regis Resort, Papagayo, told Mansion Global that the first floor of the Astor Mansion is currently configured as a gym and spa, though it could easily serve as an office, movie room, golf simulator, or lounge. The second floor will house the primary living spaces along with a few bedrooms, while the third floor will be dedicated mostly to bedrooms. The fourth floor is designed as a covered open-air retreat, complete with a pool and outdoor kitchen.

But the real flex? Ownership here unlocks full access to the resort's deep bench of amenities that redefine branded residence. Think the Volcano Club, a private, owners-only escape with culinary experiences curated by Talentchef. Or the Beach Club and Grill, which marries African and Costa Rican flavors. Then there's the St. Regis Bar—a brand staple known for its Bloody Mary's, which at Papagayo, gets a regional twist. For those seeking balance, the spa leans into the local landscape with nature-inspired treatments and rejuvenating plunge pools.

Families aren't an afterthought either. The property includes separate children's and teen's clubs with programming that ranges from cave art and treehouse adventures to music studios and private screening spaces.

Construction is underway on the 55-acre resort community along the Gulf of Papagayo, with the first phase—featuring 120 hotel rooms, resort amenities, and 40 residences—slated for completion by late 2026 or early 2027. According to Kalb, the Astor Mansion is expected to be part of the second phase of development.
