A Central Massachusetts mall that has seen several of its stores close in the past five years is under new ownership.

The Solomon Pond Mall in Marlborough was bought by Industrial Commercial Properties (ICP) from E3 Realty MA Advisors, LLC for $8.5 million, according to court documents. A federal judge signed off on the sale on Dec. 5.

Built in 1996, the mall serves the greater Marlborough area and features tenants such as Old Navy, Victoria's Secret and Regal Cinemas, according to its website .

Several stores at the mall have also closed down, including Sears in 2021, according to the Telegram & Gazette , a TGI Fridays in 2024 , a Forever 21 in 2025, according to the Boston Business Journal and, most recently, an Apple store in December. The Apple store moved to The Shops at Blackstone Valley in Millbury and opened on Dec. 12.

Four years ago, E3 Realty MA Advisors, LLC, was appointed as the mall's receiver, according to court documents. Whenever malls are placed into receivership, it is usually when the mall's owners default on their mortgage loan payments.

Based in Cleveland, ICP buys and converts former malls into new properties, according to its website . A majority of the properties owned by ICP are in Ohio but the company also has properties in Michigan, Pennsylvania, Florida, Indiana, Kentucky, Texas, Missouri and Mexico, its website reads.
