Types of Loans and Resources

Conventional Loan:Conventional loans have established guidelines for borrower credit scores, income requirements and minimum down payments. Most conventional loans require a minimum of 5 percent down and have either fixed or adjustable interest rates. Typical fixed interest rate loans have a term of 15, 20 or 30 years. A shorter-term loan usually results in a lower interest rate.

Montana Veterans Home Loan Program:Created by the 2011 Montana Legislature and funded by $15 million of the Coal Tax Trust Fund, this program is designed to assist Montana National Guard and federally-qualified eligible veterans and their families achieve the American dream of owning and living in their own homes. The benefit of the program is a fixed-rate, 30 year mortgage loan at 1% lower than either the FNMA or MBOH posted interest rate. Regular VA Home Loan Program:The Veterans Administration (VA), insures the loan so your lender can offer you a better deal. Down payment is -0-% of the purchase price.  The closing costs and fees can be paid by the seller.

FHA Loan:The Federal Housing Administration (FHA), which is part of HUD, insures the loan so your lender can offer you a better deal. Down payment can be as low as 3.5% of the purchase price. NeighborWorks MontanaNeighborWorks Montana offers a variety of loan programs that enable individuals and families of lower and moderate income to achieve the American Dream of homeownership. Eligibility for all programs depends on income, number of people in the family, and credit worthiness. NeighborWorks provides home purchase financing through down payment and closing cost assistance as well as matched savings accounts. http://www.nwmt.org/

184 Native American Housing Program184 Indian Housing Loan Guarantee Program is designed to offer homeownership and new construction opportunities for eligible Native American individuals or families who want to own a home. Montana Board of Housing partners with HUD, who administers the program, to provide affordable mortgage rates for HUD 184 insured loans. Loan benefits include a 30-year fixed rate loan, with no origination or discount points charged at closing.
