  • Kemo Sabe, a Western outfitter with celebrity clientele like Beyonce and Kevin Costner, is selling their 35-acre Last Chance Ranch estate in Basalt, Colorado for $9.3 million.

What do stars like Beyoncé, Shania Twain, and Kevin Costner have in common? They all frequent Kemo Sabe, a Western outfitter with seven stores across the U.S., where they design custom cowboy hats. Its founders, Tom and Nancy Yoder, opened their first boutique in Snowmass Village, Colorado, in 1990, adding a Western-themed bar to the second floor for extra pizzaz. So, it's no surprise that their reported 35-acre ranch in Basalt, Colorado features a cool outdoor bar, as well as a barn and private access to Crown Mountain's 9,100 acres of land. Brought to market this month by Leah and Walker Moriarty of Moriarty Realty at Plus Real Estate, the Eagle County estate is priced at $9.3 million .

Dubbed Last Chance Ranch, the property dates back to 1999. It was picked up by the Yoders in 2007 for $2.3 million and was renovated in 2008 and 2021, respectively. A main residence with a 60-foot American flag at its entrance sits at the center of three pastures, including one with underground irrigation. Measuring just over 3,300 square feet, the serene oasis is outfitted with three bedrooms, three and a half baths, and a versatile flex room that can be used as an office or media space. It also offers exclusive access to the Crown's publicly owned land, ceating opportunities for hiking, horseback riding, and biking.

The main living area features terracotta flooring, log-beamed ceilings, and an adobe-style fireplace.

The home's traditional adobe architecture pops against a lush valley landscape, with gray stucco walls and wooden features juxtaposing the surrounding greenery. A pergola extends overhead at the entrance, creating another focal point. At the heart of the home, the main living room includes a cozy lounge area with a fireplace and a dining area. Charming rustic touches abound, such as log-beamed ceilings and terracotta flooring.

Dual archways lead to an eat-in kitchen with floating cabinetry, a central island with breakfast bar seating, and an additional dining space for six people. Both the living area and kitchen feature sliding doors that open to the outdoors. A rear patio with a flagstone deck offers panoramic vistas of a fenced pasture and the valley beyond. Elsewhere outdoors is a custom stone fire pit and another large wooden pergola.

Back inside, the primary suite carries on the adobe style with thick, smooth walls and rounded edges. The bedroom is fitted with large windows that highlight the picturesque setting, while the en suite has been decked out in wood to create a country feel. The two other bedrooms also overlook the ranch's sprawling acreage.

That isn't all there is to Last Chance Ranch. The property sports a giant barn with a detailed tack room and a built-in bar. Christened "Woodrow's," the open-air watering hole includes counter space for five people and is apparently beloved by locals.

The Yoders sold Kemo Sabe in 2020 and now they're ready to part with the ranch, giving you the chance to snap up the house that cowboy hats built.

"This property offers a buyer the opportunity to get their hands dirty, explore the Roaring Fork Valley and its surrounding mountains, and enjoy a life that is uniquely theirs," Moriarty says in a statement. "It can feel like you are in a different world."
