Prestige Estates Projects is considering putting the IPO of its hospitality unit on hold as market conditions turn more difficult. Instead, the Bengaluru-based developer is exploring a minority stake sale to private equity investors, with talks underway to potentially raise about $300 million for Prestige Hospitality Ventures.

The company had previously filed for a 27 billion rupee, or about $286 million, IPO for the unit and received approval from Indian regulators last year. But Prestige appears to be reassessing the plan as India's Sensex has fallen almost 10% in 2026, putting the market on course for its first annual loss since 2015.

A Prestige Estates representative said the company has been cautious because of geopolitical instability's impact on the market and will take appropriate decisions when needed. Prestige Hospitality operates properties with Marriott International ( NASDAQ:MAR ), Hilton Worldwide ( NYSE:HLT )'s Conrad, and Banyan Group's Angsana Resorts & Spa, while parent Prestige Estates shares are down about 5% in Mumbai this year.
