Positive Points

  • Prestige Estates Projects Ltd ( BOM:533274 ) reported a strong start to FY27 with residential pre-sales of Rs 6,579 crores and robust customer collections of Rs 4,802 crores, reflecting healthy demand.

  • The company successfully launched four projects with a combined GDV of approximately Rs 12,000 crores, including the well-received Prestige Golden Grove in Hyderabad, which achieved 60% sales of its GDV.

  • The annuity portfolio performed well, with office gross leasing of 1.5 million square feet, including the full pre-leasing of Prestige JRC Signature Towers to a leading banking institution, and retail turnover growing 18% year-on-year.

  • Management remains confident in achieving its 15-20% pre-sales growth guidance for the year, backed by a strong launch pipeline of approximately Rs 45,000 crores across key markets like Bangalore, Mumbai, NCR, and Chennai.

  • The company expanded its footprint in Mumbai with three new micro-market acquisitions (Thane, Borivali, and Vasova), including a large clean-land project in Thane with a potential GDV of Rs 9,000 crores, and is actively exploring entry into Pune.

  • Management expects to generate free cash flows of Rs 8,500-9,000 crores for the year, which should be sufficient to cover capex and business development spends, limiting any significant increase in net debt.

  • The hospitality portfolio is performing well with a 41% EBITDA margin, and the company is exploring multiple monetization options, including a potential IPO or private equity transaction, which could further deleverage the balance sheet.

Negative Points

  • Reported EBITDA declined 4% year-over-year due to lower revenue recognition from fewer project completions in the quarter, while fixed costs remained elevated, putting pressure on reported margins.

  • Project completion timelines have been impacted by labor shortages during elections in Assam and West Bengal, causing a delay of about a month in some deliveries, and two commercial projects (Head Zone and GRC) have been pushed back by a few months.

  • Geopolitical tensions and rising commodity prices have increased construction costs, which could impact expenses in the near term.

  • The company's net debt increased to Rs 11,900 crores (from Rs 10,900 crores in March) due to land acquisitions and higher borrowings, with management expecting only a marginal reduction or a possible increase of up to Rs 1,500 crores this year.

  • Several key launches, particularly in Bangalore, were delayed due to slower-than-expected government approvals, pushing their launch timelines to Q2 or Q3 and creating uncertainty in the launch calendar.

  • Average realizations for apartments fell to Rs 11,193 per square foot, primarily due to a higher sales mix from Hyderabad (49% of sales), which has lower price points compared to other markets.

  • The company's corporate guarantees have doubled to Rs 11,000 crores, raising concerns about contingent liabilities, although management clarified that much of this is for consolidated SPV debt.

Q & A Highlights

Q: Can you provide an update on the Hyderabad Golden Grove project's sales performance and the current demand environment in Hyderabad? A: (Executive Director) We have already sold 60% of the total project. The GDV is Rs 9,500 crores, including the landowner share which we are not selling. We are confident about sustained sales over the next few months, and the inventory should significantly reduce in the next one or two quarters.

Q: What is the outlook for business development (BD) for the rest of the year, and how quickly can recent acquisitions like Aram Nagar be brought into the launch pipeline? A: (Executive Director & CFO) We are on target to achieve a spend of about Rs 4,500 crores towards business development for the year, which will be spread over the ensuing quarters. We have also tied up a large project in Thane, which is a clean land deal and should do extremely well. We will also see some BD in Bangalore and Gurgaon.

Q: Have you seen any impact on the ground from geopolitical tensions, AI concerns, or labor shortages, particularly regarding delays in project closures and sales cycles? A: (Chairman & Managing Director) We had a stress period of about two months due to labor shortages during elections in Assam and West Bengal, which will impact deliveries by a month or so. Geopolitics has not affected business, but costs have gone up due to higher oil and commodity prices. Demand continues to be strong across all cities. AI is more positive than negative, creating new types of jobs. We remain confident in our 15-20% pre-sales growth guidance.

Q: There has been a downward revision in the rental income projections for the office portfolio for FY27 and FY28. Is this due to a spillover of project completions? A: (CFO) Yes, we have pushed the timeline for two projects, Head Zone and GRC, by a couple of months. They were planned for completion in March 2027, but now the timelines are set for June 2027. This is not a significant delay. For JRC, we have already committed to the tenant that we will hand over in the June quarter next year.

Q: How should we look at the net debt levels moving forward for FY27, given the planned BD spend and CapEx? A: (CFO) We have guided for gross collections of close to Rs 25,000 crores, with free cash flows in the range of Rs 8,500 to 9,000 crores. This will be sufficient to meet our CapEx and business development spends. There will be a marginal increase in debt by a maximum of Rs 1,000-1,500 crores, but we don't expect a significant drawdown this year. Our net debt currently stands at Rs 11,900 crores with a debt-equity of 0.69.

Q: The reported P&L margins were weaker this quarter. Can you explain the reason and how the numbers will move over the next couple of quarters? A: (CFO) The reported residential top-line was lower at Rs 1,600 crores because we didn't have any major completions during the quarter, leading to lower revenue recognition. However, fixed costs remained the same and increased due to planned heavy launches in Q2 and Q3. This mismatch in revenue recognition caused the reported margin to be lower. At the project level, margins remain the same with no pressure.

Q: Can you provide an update on the Chennai launches, given the large GDV planned in that market and the historical lower sales velocity? A: (Executive Director) We are confident about the launches. Prestige Palm Court (Rs 1,200 crores GDV) will launch in Q2. Prestige Park Street (Rs 1,500 crores GDV) is a luxury project that should launch in Q2 or Q3. Prestige Falcon City (Rs 5,000 crores GDV) is slated for Q3, and Prestige Cloverdale (Rs 5,000 crores GDV) for Q4. We are confident about the sales velocity for these projects.

Q: What is the current status of the large launch pipeline (Rs 45,000 crores) and the risk of slippage into FY28? A: (Chairman & Managing Director) We are working very hard to bring all launches into this financial year. We don't think they will slip into FY28. We have three more quarters to go, and we are hopeful that everything will fall into place. The new government in Tamil Nadu seems positive, and work is in progress in other regions.

Q: What caused the average realizations to go low this quarter, and how do you expect them to trend over FY27-29? A: (CFO & Chairman) The average realization was lower because a significant portion of sales came from Hyderabad, where realizations are in the range of Rs 8,000-10,000. Other regions have realizations in the range of Rs 14,000-15,000. The mix was skewed due to the Golden Grove launch. Future realizations will depend on the product and micro-market mix.

Q: Can you provide an update on the monetization of the hospitality portfolio and the timeline for a potential IPO or private transaction? A: (Chairman & CFO) We have time until September 30th for the IPO, but there is also interest from various private equity firms. We are working on various options and will see what works out. The hospitality business is contributing meaningfully, with a top-line of Rs 350 crores and an EBITDA margin of around 41% in the current quarter. We wouldn't like to put a definitive timeline on finalization as discussions can take time.
