Worries over how the AI data center buildout gets paid for are back in focus. Applied Digital( NASDAQ:APLD ) stock is at $16.33 in afternoon trading, down 8%. The drop follows comments from CEO Wes Cummins, who stated the company still needs to finance about 800 megawatts (MW) of data center capacity over the next 12 months.
Over the past year, Applied Digital stock is down 51%. AI cloud and data center peers are slipping alongside it, a sign the market reads a funding gap at one builder as a question for the whole group.
Applied Digital's CEO Lays Out the Funding Gap
In his November 2 interview, Wes Cummins said Applied Digital has financed about 600 MW of its 1.4-gigawatt (GW) plan. He rejected the "neocloud" label, stating, "We're effectively a highly technical real estate business. Long-term leases, high-quality tenants."
Cummins maintained bank construction loans, project financing and the bond market remain open to Applied Digital, though higher Treasury yields and wider credit spreads have raised borrowing costs. The CEO said the capacity still awaiting financing has tenants rated AA or better. Applied Digital also cited about $20 billion of contracted revenue at its three newer campuses.

On growth, Wes Cummins noted Applied Digital turned on 250 MW over the past 12 months and expects to bring at least another 600 MW online over the next year. The company remains on track for 3.5 GW to 4 GW of capacity by 2030, Cummins added.
His interview comes after Tesla( NASDAQ:TSLA ) CEO Elon Musk warned last week that more than 200 neoclouds face "guppy-level death and consolidation," arguing that access to capital is everything.
Applied Digital's Rising Interest Bill Fuels the Debate
Applied Digital's interest expense reached $77.4 million in Q1 FY2027, exceeding the $65.8 million it collected in base rent. The analyst consensus for fiscal 2028 now shows a loss of $0.78 per share, versus a $0.13 profit three months ago. Macquarie's preferred equity in the campuses carries a 12.75% rate.
Concentration is another pressure point. CoreWeave( NASDAQ:CRWV ) accounts for an estimated 30% of Applied Digital's contracted revenue. On the company's October 7 earnings call, Cummins struck a confident tone: "Today, we have approximately $36 billion in contracted revenue across five campuses, three states, and two very different geographic regions of the country." Wall Street's average price target stood at $62 as of October 27, with targets ranging from $22 to $93.
How Nebius, CoreWeave and IREN Stack Up Against Applied Digital
Nebius Group( NASDAQ:NBIS ) stock is at $144.71, down 6%. Even after the drop, Nebius is up 73% year to date (YTD), a figure that cuts against the group's weak trend and shows it entered the slide with far more buffer than Applied Digital.
Meanwhile, CoreWeave stock is at $51.59, down 6%. Over the past month, CRWV stock is down 41%. Additionally, IREN( NASDAQ:IREN ) stock is at $22.62, down 6%. All three are moving in step with Applied Digital as the market weighs how AI infrastructure gets financed.
Landlord Versus Compute Seller: Applied Digital's Different Model
Applied Digital builds powered campuses and leases them to hyperscalers under long-term take-or-pay contracts, so its revenue looks more like rent than cloud billing. CoreWeave and Nebius own the graphics processing units (GPUs) and sell compute directly to AI labs and enterprises, which ties their results to chip pricing and utilization as well as financing.
IREN is shifting from crypto mining to AI cloud services, owning the power, land, data centers and GPUs in one stack. That landlord structure is why Cummins argues Applied Digital shouldn't be judged like a neocloud. The expansion still has to be powered, cooled and networked by somebody, and we featured seven of those suppliers in a free AI infrastructure report.
What Applied Digital's Next Financing Round Could Decide
The next test for Applied Digital is whether it can lock in project debt for its next campuses at rates its lease income can comfortably carry. Applied Digital's Q2 FY2027 report, expected in January, is the next checkpoint.
Bulls have highly rated tenants, long lease terms and a growing base of live capacity on their side. For the bears, an interest bill that exceeded rent, costly preferred equity, heavy reliance on CoreWeave and falling earnings estimates are what count. A conservative investment approach could make sense until the financing of Applied Digital's next campuses resolves.
