First American Financial (FAF) Stock Faces Q3 Earnings Valuation Disconnect

First American Financial just delivered Q3 2026 numbers that looked solid on paper, yet the stock barely flinched. Shares sit around US$64.72, slightly below last close and down over the past three months, even as trailing 12 month earnings reach about US$7.13 per share on roughly US$8.09b of revenue.

The real story is the valuation strain. The insurer trades on a single digit P/E while its share price sits well above one discounted cash flow estimate. In the short term, the market reaction feels muted. Over a longer horizon, investors are weighing that gap between price, earnings power and modeled intrinsic value.

Like the earnings profile at First American Financial but uneasy about paying up for a stock that screens as cheap on a P/E while one cash flow model flags a valuation gap? First American bullish thesis meets mixed execution

The upbeat view hinges on automation lifting First American Financial's structural profitability, not just surviving a slow housing cycle.

"Accelerating adoption and rollout of proprietary technology platforms such as Endpoint and Sequoia has progressed, with automation now covering a rising share of escrow tasks and title decisioning and with management targeting broad branch and national deployment by 2027."

Q3 progress backs this up. Endpoint automation improved to 42% from 30% in Q1, and Sequoia cut purchase human review time to 56 minutes. Title revenue rose faster than group revenue; however, pretax margins are guided as stable to slightly pressured, so the hoped for margin step up is not visible yet.

Bear case on housing and concentration still visible

The more cautious narrative centers on residential drag and reliance on chunky commercial deals.

"Persistent home affordability issues and elevated mortgage rates have led to continued weakness in residential real estate transactions, with recent data showing purchase revenue still soft and closed purchase orders declining."

Q3 confirms that risk. Purchase revenue fell 3% and refinance revenue slipped 1%, with refi only about 5% of direct title revenue. Early October open orders show further declines in purchase and refinance activity, and management expects residential volumes to stay pressured into 2027. Strong commercial revenue, up 21%, is helping offset the weakness but also increases dependence on large transactions.
