On its third-quarter 2026 earnings call, held on Oct. 22, 2026, FirstService(NASDAQ:FSV) announced 6% consolidated revenue growth for the quarter. For long-term investors, the results show core margin expansion alongside disciplined capital deployment.
Three things management said stand out.
1. Residential Property Management Leverages Efficiency to Boost Margins
FirstService Residential, the company's property management segment, expanded operating margins through labor optimization and the exit of its noncore aquatics operation, a seasonal pool maintenance unit that diluted overall profitability. Eliminating low-margin pool services allows the division to compound returns as core management contracts scale.
Our current quarter EBITDA margin came in at 11.3% with the 30 basis points of margin expansion versus the prior year quarter, matching our year-to-date margin improvement as our operating teams further optimize labor costs and find incremental efficiencies.
-- Jeremy Rakusin, Chief Financial Officer
2. Capital Allocation Shifts Toward Aggressive Stock Repurchases
With acquisition targets yielding modest opportunities, management deployed capital into its normal course issuer bid, a structured share buyback program. Repurchasing 9% of outstanding stock since the second quarter reflects confidence in long-term enterprise value while temporarily raising leverage, or net debt relative to earnings.
In Q3, we repurchased 2.2 million shares at a cost of a little more than $300 million under our normal course issuer bid. Year-to-date, since the beginning of the second quarter, we have now repurchased 4.1 million or 9% of our outstanding shares.

3. Geographic Diversification Insulates Restoration Service Revenues
Revenues at FirstOnsite and Paul Davis, the company's restoration service platforms that handle property damage and cleanup, grew despite quiet mainland U.S. weather. Strong activity in Canada and Hawaii offset lower storm claims elsewhere, proving the value of broad geographic coverage.
Revenues for our two Restoration Brands, Paul Davis and First Onsite, were up 10% from the prior year, better than expectation. ... Activity across Canada and Hawaii helped drive our growth in Q3.
-- Scott Patterson, Chief Executive Officer
Looking Ahead
Organic growth, or expansion from existing operations without acquisitions, remains steady across property platforms, supported by contract scale in property management and fire protection while management monitors regional roofing pricing.
the aggregation of the brand-by-brand top-line indicators Scott has provided will drive to similar mid-single-digit consolidated revenue growth for our upcoming fourth quarter as we delivered in the third quarter.
-- Jeremy Rakusin, Chief Financial Officer
A resilient free cash flow model gives leadership ongoing balance sheet flexibility between selective acquisitions and share repurchases.
This capital structure remains conservative and well within our comfort level, given the strong free cash flow model of our enterprise.
