Q & A Highlights
Q: On Community Solutions, you've got the fully booked until calendar year-end, so that implies the second-half of '27 is still quite a fair amount left uncontracted. Can you provide color on conversations with Rio, Purdiman, and Woodside, and how we should think about occupancy from the second-half '27 onwards? A: Andrea Pidcock (CEO): We are contracted with Rio until April 27, and they've fully booked us out until the end of this calendar year. We are starting to see bookings come in for the second-half, but typically they only come in three months ahead of time. We've been predominantly talking with Rio Tinto, who expect their RFP for accommodation requirements to be finalized by the end of this calendar year. We've also been in preliminary talks with Perman and Woodside. Woodside mentioned they were having to delay and postpone major maintenance works because they couldn't find accommodation for their workers, so we are confident that work will come in as soon as accommodation is available.
Q: On Building Solutions, you mentioned the work in hand doesn't have the margin problems of some of the large projects in the second-half. What gives you confidence in that, and what were the major lessons from the second-half results? A: Andrea Pidcock (CEO): The problems stemmed from misses in scoping and estimating that played out as projects were delivered, compressing margins. They were tended in the first half of FY26, a time of disruption. We've put a lot of focus on understanding our order book. A lot of that is regular repeat work with regular customers, and we have great confidence in the margins expected from that work. We just don't see the same problems in other projects. I have recruited extra expertise and started a program to embed tighter processes around governance and project execution.
Q: Can you provide more detail on the trajectory of EBIT in Building Solutions over FY27? A: Andrea Pidcock (CEO) & Cate Chandler (CFO): The first half will still be impacted by Smithfield and the problematic projects, which will be largely complete by the end of the first quarter. We expect the first half to be breakeven to slightly positive, with benefits from structural cost reduction and the strong order book flowing into the second-half. Cate Chandler added that the reset of the cost base provides a $6-7 million benefit, there won't be a repeat of the ~$3 million legacy project costs, and with revenue growing, they expect to get back into positive territory next year.
Q: Does the expected occupancy of 82% to 92% for Community Solutions include the Rio renewal? A: Cate Chandler (CFO): No, it doesn't. We have contracted occupancy of 72% today, up 17% from February. We are full until the end of December. Based on the run rate of the last two years, we expect additional bookings from Woodside, Tournament, and Rio across the second-half of 10% to 20%. We are so confident in the demand in the region that we provided this range, which doesn't even contemplate Red Dog yet.
Q: Regarding the Red Dog Village acquisition, is the $10-20 million earnings uplift target more dependent on new projects like desal or Andover lithium, or is there enough demand from current activities of Rio, Purdiman, and Woodside to achieve it? A: Cate Chandler (CFO) & Andrea Pidcock (CEO): We believe we will start taking bookings and have already had inbound interest. The $10-20 million target is incredibly conservative, set around an occupancy range of 25% to 35%. Bechtel has already asked for 150 rooms from day one for a few months due to carryover work on Pluto 2. Woodside is particularly keen on understanding how we can support their potential Browse project. The immediate focus is on getting the DA extended for five years, which is the first condition precedent.
Q: Can you provide a way to think about the revenue levels needed for Building Solutions to break even, given the cost reductions? A: Cate Chandler (CFO): At the level of revenue we are guiding, you should be thinking about incremental revenue at a very high double-digit margin. The revenue required to break even is a fair bit lower as a consequence of taking out the fixed costs. We get two benefits from the Smithfield closure: we don't have manufacturing variances, and we can do that work from other states and ship it in, with the incremental transport cost being less than the holding costs of that site.
Q: Can you explain the thinking behind reinstating the dividend after putting it under review about two months ago? A: Cate Chandler (CFO): At the time, we were guiding the market because our restructuring costs had consumed all of our franking credits for FY26. However, when the board looked at our historical earnings and the strong way we've managed cash and the balance sheet, they recognized they should return more capital to shareholders via a fully franked dividend, which we had the capacity to do. We believe we've set the business up for good growth next year and don't feel we should punish shareholders for the decisions made to set it up for the future.
Q: For the Red Dog Village, can you put people in on day one of the takeover, or does it need to ramp up? A: Cate Chandler (CFO) & Andrea Pidcock (CEO): We already have Bechtel in on day one. They asked to have 150 rooms for themselves from day one for a few months due to carryover work on Pluto 2. We have had a lot of interest, but because we've only just started the process of meeting conditions precedent, we haven't been engaging at a commercial level yet. The first step is to get the DA extended for five years and convince the council the region needs additional transient worker accommodation.
