Independent Bank just reported Q3 2026 results with record quarterly earnings of US$89.7m and diluted EPS of US$1.90, and the stock jumped 3.6% on the day. Traders cheered the headline profit beat, yet the real story sits in the tug of war between that strong income line and rising non performing loans, now at US$125.7m. For you as an investor, the question is whether this move reflects genuine confidence in the bank's earnings power or a rush to chase momentum while early credit cracks are still being priced in.

Independent Bank's C And I Shift Under the Microscope
Supporters argue Independent Bank is already reshaping its engine toward relationship lending, fee income and scalable tech.
"Rebalancing the loan book away from transactional commercial real estate toward relationship-based C&I and selected commercial real estate, including the 10% annualized C&I expansion in Q2 2026 alongside a reduction in investment CRE and construction, points to a mix shift that could support more stable net interest income and credit costs over time."
Q3 data shows C&I still expanding, with roughly 5% annualized growth excluding dealer runoff, while CRE and construction rose only modestly. Core NIM held at 3.76% with reported margin at 3.89%. Expenses excluding conversion costs edged lower. The mix shift thesis is progressing but has not yet fully reduced CRE risk.
CRE And Conversion Risks Still Shadow Independent Bank
On the flip side, critics worry the credit clean up and core project costs could erode that earnings story.
"The earlier concern about Independent Bank's high commercial real estate concentration remains live because office exposure is still being worked through, with several criticized and classified office loans including a US$17.4 million life science office property that carries a full reserve and another office credit of about US$14 million being brokered for sale."
Q3 confirmed that concern. Nonperforming assets reached US$126.2m, with nonaccruals concentrated in three office loans around US$22m each. Specific reserves are already sizable. Conversion risk also persists, with US$5.5m of year to date costs, more to come, and the FIS IBS timeline pushed to February 2027.
