What Vistry Group Doubters Saw Before A 61% Fall

News of Vistry Group moving to appoint former Crown Estate executive Robert Allen as interim CFO, after reporting a large adjusted loss before tax and a sizeable goodwill impairment, gave the story a fresh twist. Investors who held Vistry Group over the past year are down 60.6%, including dividends. If you had put money in just before that decision to stick with the partnerships model, what exactly were you betting on, and is that expectation still intact?

The Two Vistry Group Stories Investors Were Weighing

The shares cost £6.68 at the start of the period, and anyone buying Vistry Group then had to pick between two very different stories about the same business.

The bull case saw a partnerships focused builder, with offsite manufacturing and a large landbank, that could justify a Fair Value of £7.73, a price implied by assumptions such as revenue rising 11.9% a year and margins moving from 2.0% to 6.1%.

The bear view still expected efficiency gains and government backed demand but treated £6.23 as a warranted value, partly because high net debt and ongoing building safety costs were seen as real threats to future cash generation.

What The Results Changed For The Vistry Group Story

The reported H1 2026 figures gave investors hard numbers to test both stories. Vistry Group's revenue moved from £1,635.6m in H1 2025 to £1,418.2m in H1 2026. Net income swung from a £31.3m profit to a £607m loss, with net margin moving from 1.9% to a loss of 42.8%. That hit to profitability clearly backed the cautious case.

The lesson is simple. When a thesis leans on margin expansion, track net margin directly and see whether it is actually moving toward the level the story assumed, even if sales look solid.

What You Are Really Paying For In Vistry Group Today

With Vistry Group at £2.6, the shares trade well below the £6.68 starting point and the selected Narrative's Fair Value sits above the current price on its own assumptions.

That view leans on more sites reaching stronger economics, so anyone buying today is effectively judging whether execution can consistently lift margins and returns.

"More of Vistry Group's portfolio moving from the underperforming 41% of sites into the group of locations already achieving around 18.5% gross margins and ROCE above 40% could shift the earnings mix toward higher return projects and lift group operating margin."
