American Tower just reported Q3 2026 and the share price slipped about 2.4% yesterday. That reaction leans more emotional than analytical. The headline story is not an earnings miss. It is that cash generation held up, with attributable adjusted funds from operations per share ticking higher and management lifting full year guidance again.
Investors focused on the red screen. The fundamentals pointed to something quieter and more nuanced. CoreSite data center revenue kept climbing, the overall property portfolio added revenue, and the real pressure sat on margins, where a one off hit from DISH activity and softer services trimmed a little profitability and stirred the mood.

Headline EPS tells part of American Tower's story, but valuation focused investors care more about the cash that actually comes through the door and funds dividends and debt service. Based on American Tower's cash flows alone, the stock could be a whopping 39% undervalued .
American Tower's Scale Story Meets Cash Flow Reality
American Tower's bullish story rests on scalable infrastructure turning extra tenants into high margin rent.
"The business is long-established and capital intensive at the start, but once a tower is built, each additional tenant adds revenue at very little extra cost."
The latest quarter leans in that direction. Property revenue rose, CoreSite cash revenue grew strongly, and attributable AFFO per share increased on an FX neutral and churn adjusted basis. Cash adjusted EBITDA margins only dipped when including one off DISH churn and lower services. Even then, leverage stayed at 4.9x within the 3x to 5x target.
Stress Testing Rate And Tenant Risk At American Tower
The main pushback is that funding costs and carrier churn could drag on that tower and data center engine.
"Further rate increases or tighter credit could pressure REIT valuations and refinancing costs. Carrier consolidation or slower network spending could slow leasing growth."
Q3 results show some of this pressure but not a break. One off DISH churn and weaker services hit margins and organic tenant billings, yet consolidated property revenue still moved higher and AFFO guidance inched up. Higher rate refinancing reduced normalized AFFO growth, but cash generation remained sufficient for dividends, internal growth capex of about US$1.8b to US$1.9b, and US$315m of buybacks.
